Step 1: Get Pre-Approved for a Mortgage
Before looking at homes, get pre-approved with a lender. This determines your budget, shows sellers you're a serious buyer, and gives you negotiating power. Sandy can recommend trusted local lenders who know Arizona programs and offer competitive rates. Pre-approval typically takes 1-3 business days.
Step 2: Find Your Home
Work with Sandy Hopkins to search for homes matching your criteria. You'll receive new listings as they hit the market, tour homes in person or virtually, and narrow down your favorites. Sandy provides insights on pricing, neighborhood trends, and potential issues that online searches can't reveal.
Step 3: Make an Offer & Negotiate
When you find the right home, Sandy prepares a competitive offer based on market data and guides you through negotiations. In Arizona, the standard purchase contract includes a 10-day inspection period, financing and appraisal contingencies, and a 40-day closing timeline (adjustable by agreement).
Step 4: Inspections & Due Diligence
During the inspection period, you'll have the home inspected by a licensed inspector and may also conduct termite, pool, roof, or sewer inspections. Arizona's BINSR (Buyer's Inspection Notice and Seller's Response) process provides a clear framework for requesting repairs or credits.
Step 5: Close & Get Your Keys
After inspections and appraisal are clear, your lender finalizes the loan, title company prepares documents, and you'll sign closing paperwork (typically at the title company). In Arizona, the buyer usually doesn't attend closing with the seller — each signs separately. Sandy coordinates all parties to ensure a smooth closing day.
